The year 2024 was characterized by a general increase in prices, with some regions and cities experiencing significant growth. The analysis highlights price differences and trends in various locations, offering valuable insights for potential investors and buyers.

Price per m2 in different regions


In 2024, Spanish real estate saw an overall price increase, with no region experiencing a decline. The highest year-on-year increases were recorded in Madrid (21.10%), Murcia (20.58%), and the Balearic Islands (19.08%).

The most expensive regions are the Balearic Islands (€4,931/m²), Madrid (€4,567/m²), the Basque Country (€3,192/m²), Catalonia (€2,990/m²), and the Canary Islands (€2,400/m²).

The cheapest regions are Extremadura (€954/m²), Castilla-La Mancha (€996/m²), Castilla y León (€1,362/m²), Murcia (€1,506/m²), and Galicia (€1,531/m²).

In the provincial capitals, the highest year-on-year increases were observed in Valencia (25.01%), Madrid (24.87%), Málaga (24.66%), and Palma (24.50%).
