Amazing Opportunity to Own an Affittacamere / B&B in Italy

Make a lifestyle change as the owner/operator of an Affittacamere (B&B) in Italy. The property is located in the picturesque village of Polinago, nestled in the Apennines of northern Emilia Romagna, near the border with Tuscany.

After many enjoyable years hosting guests from across Italy and around the world, it is time for us to retire. For sale is a fully operational Affittacamere (B&B), composed of two apartments, each with its own title, located within a palazzo that consists of three separate apartments.

The first-floor apartment is the private residence of the owners. It features three large bedrooms (one currently used as an office), two bathrooms (one en-suite to the master bedroom), a bright living/dining area, a kitchen, and a balcony accessible from both the kitchen and the master bedroom. The living room includes a slow combustion wood fireplace.

The second-floor apartment serves as the Affittacamere (B&B) and is accessed internally from the first-floor entry. It includes three spacious bedrooms, each with its own bathroom, and a combined living/dining/kitchenette area exclusively for guest use. The building is situated at the end of a quiet, tree-lined residential street with scenic views of rolling hills and Mt. Cimone, just a short walk from the main street of Polinago.

Fully renovated in 2018, the building is in excellent condition with updated wiring, plumbing, heating, and solar hot water. Renovations included new bathrooms, two kitchens, double-glazed windows throughout, and new floor tiling. New roof gutters were installed in 2023.

Surrounding the property is a large private garden with fruit trees and a beautifully paved cortile (terrace), along with two additional paved areas, one offering direct views of Mt. Cimone. Each apartment includes a private garage and a registered area of land, as well as shared outdoor spaces accessible to both owners and guests.

Next to the building is a large vacant plot with a legal right of way to the property, currently used as guest parking. This plot is also available for sale by the owner.

Included in the sale are furnishings, linens, crockery, furniture (including outdoor furniture), a guest database, the existing website with forward bookings, and initial assistance if needed. The owners are also available to advise on value-add opportunities for the business.

Polinago is a charming village that experiences all four seasons and sits at 800 meters above sea level in the Apennine Modenese. It is one hour from Modena and a 90-minute drive from Bologna, which offers an international airport and national rail connections. Milan is about a 3-hour drive.

Polinago has a kindergarten and junior school, bank, doctors, pharmacy, hairdresser, butcher, small supermarket, bakery, restaurants, a small twice-weekly market, and two bars. The larger town of Pavullo nel Frignano is just a 20-minute drive away, offering a hospital, emergency helicopter service, major supermarkets, specialty shops, schools, and more.
