Camping & Gîtes Le Petit Mas d’Île is a well-established and much-loved destination in the Charente region of south-west France, an area known for enjoying the highest number of sunshine hours in western France. With a history spanning more than 20 years, this property has evolved from a small chambres d’hôtes with farm camping into a fully licensed and highly regarded Aire Naturelle campsite, complemented by charming gîte accommodation.
Set within a gently rolling landscape, the estate covers approximately 2 hectares, of which around 1.3 hectares are dedicated to the campsite. The camping area is thoughtfully arranged with 16 spacious, laser-levelled pitches, each offering generous privacy and natural surroundings. Twelve pitches are located on the main field, while four are set within a picturesque orchard. An additional open field of approximately 700 m² offers further flexibility and space.
At the heart of the property stands the former manor farmhouse, dating back to 1798. Within this historic building are three beautifully renovated and tastefully furnished gîtes, accommodating four, six, and seven guests respectively. Each gîte benefits from its own private garden and/or terrace and retains many authentic architectural details, blending rustic character with comfort.
The campsite facilities are carefully maintained and designed for relaxed enjoyment. A modern sanitary building includes multiple showers, toilets, washbasins, outdoor washing areas, and a dedicated space adapted for guests with reduced mobility. Communal areas include a covered space for hosting table d’hôte evenings, a welcoming swimming pool with a surrounding terrace, and a Salle des Fêtes equipped with television, table football, and a small library.
Families are particularly well catered for, with multiple play areas, table-tennis tables, a large open play field, a pétanque court, and a central campfire area. The smallest camping pitch measures approximately 250 m², reinforcing the sense of space and tranquility throughout the grounds.
The private living quarters occupy the left wing of the manor house and are entirely separate from guest areas. This private residence includes a modern kitchen connected to a bright living room, two bedrooms on the first floor, a bathroom, and a traditional French attic with potential for further use. The private garden, extending over 500 m², is sheltered from guest areas and features several seating corners and a large, partially covered terrace overlooking open fields.
Additional structures include a substantial traditional barn of approximately 20 x 30 metres, adjoining workshops, storage areas, and dedicated spaces for bicycles and equipment. Two compliant septic systems serve the property, one dedicated to the private house and one to the campsite.
