Polinago is a picturesque village that experiences all four seasons and sits at 800 metres above sea level in the Apennine Modenese. It lies approximately one hour from the provincial capital of Modena and around 90 minutes from Bologna, which offers an international airport and a major national rail hub. Milan can be reached in about three hours by car, with several additional rail hubs located nearby within Emilia-Romagna.

Within Polinago itself are essential amenities including a kindergarten and junior school, bank, doctors, pharmacy, hairdresser, butcher, small supermarket, bakery, restaurants, a small twice-weekly market, and two bars. Just 20 minutes away is the larger market town of Pavullo nel Frignano, offering a hospital, emergency helicopter service, several major supermarkets, specialty shops, schools, and further services.

About the B&B

The property is positioned at the end of a quiet, tree-lined street, just an eight-minute walk from the centre of Polinago. It comprises two apartments spread across two floors, each measuring 140 square metres and each with its own private entrance.

Both apartments were fully renovated in 2018, featuring double-glazed windows and external doors, renewed gas, electrical, and plumbing systems, newly tiled floors, heating in every room, new bathrooms and kitchens, solar hot water heating, and a slow-combustion wood fire in the private apartment.

First floor:
This level is used as private accommodation and includes:

• A master bedroom with ensuite
• A balcony accessed from the master bedroom
• Two additional double bedrooms
• One full bathroom with shower
• A bright open-plan living, dining, and kitchen area with French doors opening onto a long balcony

Second floor:
The upper floor is primarily operated as the B&B (Affittacamere) and consists of:

• Two double bedrooms with ensuites
