Buy That Hotel was created by Peter, Bruno, and Omer — the team behind Surf Office, Hotel Nuggets, and Pingotel.

Peter leads product and strategy. Bruno focuses on valuations. Omer works on sourcing and curation.

Together, we’ve spent years around hotels, hospitality operators, retreat venues, booking systems, and the realities of running small accommodation businesses.

Through that work, we noticed a gap: nobody was treating the sale of small hotels seriously enough, especially in rural locations.

Large firms like CBRE and JLL, as well as many specialized hotel brokers, usually focus on hotels with at least 50 keys. Smaller hotels often fall through the cracks.

Owners are left working with local real estate agents who may understand residential or commercial property, but not the specific work required to sell a hotel.

The result is usually the same: the property gets listed on a local MLS website, a few photos go up, and everyone waits for a miracle.

“We just need one good buyer, right?”

Sometimes that works. Often, it doesn’t.

Sellers receive little guidance on how to position the hotel, what information serious buyers need, how to explain the business, or how to test whether the asking price makes sense. Months pass. Good buyers never see the opportunity.

The hotel either does not sell, or it sells below what it could have achieved with better preparation.

Buy That Hotel exists to bring more structure to this overlooked part of the market.

We research and curate hotel opportunities that are often messy, under-marketed, or hard to understand at first glance. We do investigative work, organize the information, and help buyers quickly understand what might be interesting.

At the same time, we create resources and workflows that make the process clearer for sellers.

Our goal is to simplify the sale of small hotels, piece by piece.

For buyers, that means better access to curated opportunities.

For sellers, it means clearer guidance, better preparation, and access to a network of qualified buyers who can help test demand for new hotels coming to market.

It is important to be clear: we are not brokers. We do not facilitate the full sale process, represent either party, or manage the transaction end to end.
