About us

Buying a small hotel should not feel like solving a puzzle with half the pieces missing. Yet that is often what happens.

A beautiful hotel appears for sale. The photos look promising, the description mentions “huge potential,” and the asking price may or may not make sense.

But the important questions are usually left unanswered.

Who is staying there now? What kind of demand exists in the area? Are the reviews pointing to simple fixes or deeper operational problems? How does the property compare with nearby hotels? Is the opportunity really a hospitality business, or mostly a real estate purchase with a dream attached?

Buy That Hotel was created to make this early-stage research clearer.

We focus on the part of the hotel market that is often ignored: smaller hotels, boutique properties, inns, lodges, guesthouses, retreat venues, and rural accommodation businesses that are too small for major advisory firms, but too complex to be treated like ordinary real estate.

Many of these properties are marketed poorly.

They may be listed on local property portals with limited business information. The agent may understand the building, but not the hotel operation. The seller may know the business intimately, but struggle to present it in a way that attracts serious buyers.

Buyers, meanwhile, are left trying to estimate everything from guest demand to renovation risk with very little structure.

Our work starts with discovery. We search for small hotel opportunities across different markets, then organize them in a way that makes them easier to evaluate. We look beyond the sales description and try to understand the wider picture: the location, the positioning, nearby competitors, guest sentiment, likely buyer profile, and possible upside.

We also look at the surrounding market.

Even when a listing does not provide revenue, occupancy, ADR, payroll, or operating costs, there is still useful context available. Nearby hotels, nightly rates, review scores, seasonality, location demand, and accommodation supply can all help frame the opportunity.

It is not a full valuation, but it is a better starting point than a vague listing and a few attractive photos.
